Limestone Custom Homes began as a renovation practice. The earliest projects were existing homes reimagined room by room, kitchens, primary suites, and full main floors. As the briefs grew, a clear pattern emerged: clients who had outgrown their existing homes wanted to build ground-up, but had no interest in the conventional process of hiring an architect, bidding it to a general contractor, and watching the two reconcile differences at the client’s expense.

The practice evolved deliberately. Architecture and construction came under one roof. The interior designer joined the drawing room. The project manager joined the design table. Budget and design began to move together from the first sketch. None of this was new. The design-build model is older than the architect-plus-contractor convention, but it has been quietly abandoned by most of the industry for reasons of margin rather than craft.

Limestone is the version of the practice we wished had existed when we started, a studio where the people who draw the building are the same people who bring it to life.
