What makes a Limestone custom home a Limestone home.

Most luxury custom home builders sell a level of finish. Limestone sells a discipline. The discipline is design-build, architecture, interior design, and construction within a single studio, and the standard is permanence.

We do not work from a catalog of plans. We do not modify production drawings. Each project begins with a family, a lot, and a brief, and proceeds to a final walkthrough as a single build, run by the same studio that drew it.

New construction, fully custom

Every Limestone home is new construction, ground-up, drawn for the lot it sits on. We do not finish someone else’s framing, and we do not build to another firm’s drawings. A Limestone home is a home drawn for one family, on one site — not a production house with options selected.

Design-build, in one studio

Limestone keeps architecture and construction in the same studio. Budget and design move together from the first sketch. One party is accountable from concept through completion, and one phone number is the right one to call when a question arises.

What a Limestone custom home includes.

01 —

Lot consultation and site evaluation

Topography, drainage, sun exposure, view corridors, easements, and HOA constraints. We assess the lot before drawing the house, or before you buy it.

02 —

Architecture

Schematic design, design development, and construction documents drawn by the studio. No outsourced architect, no broken telephone between drawing and building.

03 —

Interior design and material selection

modern finishes selected against the Colorado vernacular. Materials chosen to age into the architecture.

04 —

Engineering and permitting

Structural, mechanical, electrical, plumbing, and civil engineering are all coordinated. Permitting through the relevant municipality, managed by the studio.

05 —

Construction management

One project manager from groundbreaking to handover. Immaculate sites, weekly client walkthroughs, and communication that gets ahead of the question.

06 —

Trades managed in-house

Framing and finishing trades coordinated by the same team that drew the building. Every milestone documented.

07 —

Landscape and exterior integration

The house and the land are designed together. Hardscape, planting, irrigation, and lighting reconciled with the architecture from the first sketch.

08 —

Final walkthrough and warranty

Handover with full documentation: drawings, finish schedule, equipment manuals, and warranty information. The project does not end when the keys are handed over.

Four phases. One continuous build.

01 —

Discovery

An initial conversation about the family, the lot, the brief, and the budget. Often, a site visit. We confirm fit before either party invests further.

02 —

Design

Architectural sketch through full construction documents. Interior selections finalized. and the home aesthetic coming together. 

03 —

Build

Construction begins with permits in hand. Weekly walkthroughs. A single project management team from groundbreaking to handover.

04 —

Handover

Final walkthrough, documentation package, and warranty. The studio remains available for the life of the building.

Pricing, in plain language.

Custom home pricing varies with lot, square footage, structural complexity, and the level of finish. A Limestone custom home in Colorado, from $300/sqft hard cost. The figure is not a marketing line, it is the floor at which Limestone can deliver the build standard we are willing to put our name on.

We do not work in cost-plus contracts, and we do not chase budgets downward through value engineering. Every project receives a full budget breakdown before construction begins. Once construction begins, the budget is held.
